Building in the City of Miami: Permits, Historic Review and Condos
The City of Miami runs its own Building Department, separate from Miami-Dade County. A "Miami" mailing address doesn't always mean City of Miami limits, so we confirm your jurisdiction first.
- City permits, filed onlineInside city limits, building permits are generally applied for through the city's iBuild portal, with plans reviewed electronically. We work with licensed architects and engineers on the drawings and prepare and upload the product approvals and forms.
- Historic districts add a stepThe city has designated historic districts, such as Morningside, Palm Grove, the MiMo/Biscayne Boulevard district, Buena Vista East and Spring Garden. Exterior work on a designated property typically needs a Certificate of Appropriateness. Smaller repairs are usually reviewed by city staff, while new construction, demolition or major alterations generally go to the Historic and Environmental Preservation Board.
- Windows and roofs in historic districtsFor window and door replacements on a historic property, the city typically asks for a window and door schedule, dimensioned drawings and profile sections of the new windows. A roof replacement usually needs a roof plan and material specifications. We put that package together as part of your quote.
- Hurricane code appliesMiami is in the Florida Building Code's High-Velocity Hurricane Zone. Products generally need a Miami-Dade NOA or an HVHZ-rated Florida Product Approval, and we list the number for each one.

My house is in a City of Miami historic district. Can I still get impact windows?
Often, yes, but it takes an extra approval. Exterior changes to a designated property typically need a Certificate of Appropriateness before the building permit. The city usually wants drawings and profiles showing the new windows fit the house. We work with licensed architects and engineers on the drawings and prepare the rest of that package and the NOA for each product.
How do I know if I'm in the City of Miami or unincorporated Miami-Dade?
Your property's folio number tells you. In Miami-Dade, a folio starting with 30 means unincorporated county, which uses the county building department. Send us your address and we'll check it for you.
Can you replace windows in my condo unit?
Yes. Start with your association, which typically has its own rules for exterior windows and doors. If your building is a threshold building, the permit now also needs a special inspector and an engineer's inspection plan. We coordinate both.
Do you do commercial work in Miami?
Yes. We handle commercial renovations and build-outs, including storefront impact glass, with the city permits and inspections.
