Building in Coral Gables: Design Review, Then the Permit

George Merrick planned Coral Gables in the 1920s around Mediterranean Revival architecture, and the city still protects that look. Much of the exterior work here goes through design review before it gets a building permit, so it pays to plan for it from the start.

  • The city has its own building departmentPermits generally go through the City of Coral Gables Development Services Department, and submittals are electronic. Some qualifying residential applications can use the city's Same Day Permit Program.
  • The Board of Architects reviews exterior designThe board, made up of architects, reviews new homes, additions and building expansions, pools, paving and roof tiles for color, materials, window layout and proportion. Projects typically need preliminary and final approval before the permit, and a tree survey is generally part of the submittal.
  • Roofing materials are limitedFor pitched roofs, the city's design standards generally allow materials such as clay barrel tile, vitrified clay tile, white or through-colored cement tile and slate. A re-roof may typically use the originally permitted material. We confirm what your house allows before we quote.
  • Window style mattersCity design guidelines favor windows with vertical proportions, casements on the front of the house and clear or lightly tinted, low-reflective glass. We spec impact windows that meet both the hurricane code and the design review.
  • Historic properties add a stepHomes in a local historic district or designated as landmarks typically need a Certificate of Appropriateness from the city's Historic Preservation office for exterior changes.
  • Hurricane code appliesCoral Gables is in the High-Velocity Hurricane Zone. Every window, door and roofing product we propose comes with its Miami-Dade NOA or HVHZ-rated Florida Product Approval number.

Coral Gables Questions

Still have a question? Call (786) 881-3081 or email sales@avraxdevelopments.com — se habla español. We answer Mon–Fri 8am–5pm and Sat 9am–3pm.

Does my addition need Board of Architects approval?

Typically, yes. Additions and building expansions are among the projects the board reviews, usually with a preliminary and a final approval before the building permit. We work with licensed architects and engineers on the drawings and prepare the materials and color selections for review, then handle the permit.

Can I replace my roof with a different material?

It depends on your house. A re-roof may generally use the originally permitted material, and changing to a different one usually means choosing from materials the city's design standards allow, with design review where it applies. We look at your permit history and your roof before we recommend anything.

Will the city accept impact windows on my house?

Usually, as long as they follow the design guidelines: the right proportions and operation for the façade and clear or lightly tinted glass. Historic properties typically also need a Certificate of Appropriateness. We help you pick styles that work.

Can I finance an addition or remodel?

Yes. General financing is available through GreenSky, and pools can be financed through Lyon Financing, both subject to credit approval.
