Building in Fort Lauderdale: LauderBuild, Hurricane Code and Condo Inspections

Fort Lauderdale has been a city since 1911, with miles of beaches and an inland waterway system that earned it the nickname "Venice of America." Waterfront homes and older condo buildings each come with their own permitting details.

  • Permits are digitalThe City of Fort Lauderdale takes building permit applications through its LauderBuild online portal. We work with licensed architects and engineers on the plans and prepare the product approvals and forms and submit them there.
  • Broward is in the HVHZ tooLike Miami-Dade, Broward County is in the Florida Building Code's High-Velocity Hurricane Zone. Products generally need a Miami-Dade NOA or an HVHZ-rated Florida Product Approval. Some state approvals are marked "not for use in HVHZ," so we check each one and list the number in your quote.
  • Condo safety inspectionsBroward County's Building Safety Inspection Program generally requires buildings to be inspected at 25 years and every 10 years after. One- to four-family homes up to three stories, fee-simple townhouses and buildings under 3,500 square feet are generally exempt. If your association's report calls for repairs, we can bid the work.
  • High-rise window replacementsUnder a recent statewide code interpretation, window and door installations in threshold buildings now require a special inspector and an inspection plan from the engineer of record. We build that into condo tower projects.

Fort Lauderdale Questions

Still have a question? Call (786) 881-3081 or email sales@avraxdevelopments.com — se habla español. We answer Mon–Fri 8am–5pm and Sat 9am–3pm.

Your office is next to Doral. Do you work in Fort Lauderdale?

Yes. Fort Lauderdale and the rest of Broward are part of our service area. The hurricane code here is the same High-Velocity Hurricane Zone standard we build to in Miami-Dade.

Do I need a permit to replace windows in my condo unit?

Typically, yes, and your association usually has its own approval process for exterior changes. In threshold buildings, the permit now also requires a special inspector and an engineer's inspection plan. We coordinate with your association and handle the permit.

My building's safety inspection report calls for repairs. Can you help?

We can bid the repair work and handle the permits. Under state law, a contractor bidding on milestone repairs must disclose any interest in the firm that did the inspection, and we follow that rule.
