- The city issues your permitPermits generally go through the City of Miami Beach Building Department. We work with licensed architects and engineers on the drawings, prepare the product approvals and forms, and file them.
- Historic districts need board approvalThe city has many local historic districts, including Flamingo Park, Espanola Way, Ocean Drive/Collins Avenue, Collins Waterfront, North Beach Resort, North Shore and Normandy Isles. In those districts, the Historic Preservation Board typically has to grant a Certificate of Appropriateness for exterior alterations. Outside historic districts, larger projects may go to the Design Review Board.
- Flood elevation mattersThe whole city is designated an Adaptation Action Area. City rules generally require new construction and substantial improvements to put the lowest floor at least one foot above base flood elevation. Can I replace the windows in my South Beach condo?
Typically, yes. Start with your association's rules for exterior windows and doors. If the building is in a historic district, the exterior change may also need a Certificate of Appropriateness, and threshold buildings need a special inspector. We coordinate all of it and handle the city permit.
