Kendall isn't an incorporated city. Most of it is unincorporated Miami-Dade County, so the county is usually your building department. Nearby Pinecrest became its own village in 1996 and runs its own permits, which is why we check every address first.

Kendall isn't a city. Who issues my permit?
For most Kendall addresses, Miami-Dade County does, because the area is unincorporated. If your home is inside an incorporated municipality such as Pinecrest, that municipality's building department issues it instead. Send us your address and we'll confirm.
Can you replace my roof and windows at the same time?
Yes. Doing both together can make sense: one schedule, one point of contact and one set of wind mitigation paperwork at the end. Each trade still gets its own permit and inspections, and we coordinate them.
My house was built after Hurricane Andrew. Do I still need impact windows?
It depends on what your home has now. Some homes still rely on shutters for opening protection. On the free estimate, we look at your current windows and doors and give you options, with a line-item price for each opening.
