Building in West Palm Beach: Historic Districts and the Wind Code

West Palm Beach has 17 historic districts and dozens of individually designated sites, so many older homes here come with an extra review step. The city has its own Building Division, separate from Palm Beach County.

  • The city issues your permitInside city limits, permits generally go through the City of West Palm Beach Building Division, with applications filed online. Some areas just west of the city, such as Westgate and Belvedere Homes, are unincorporated and permitted by Palm Beach County, so we confirm your jurisdiction first.
  • Historic approval comes before the permitIn historic districts such as El Cid, Flamingo Park, Grandview Heights, Old Northwood and Prospect Park, exterior changes are reviewed by city staff or the Historic Preservation Board, and that approval is generally required before building permits are issued. Windows, doors and roofs are exterior changes, so we plan for the review up front.
  • The wind code is different herePalm Beach County is outside the High-Velocity Hurricane Zone, but windows and doors generally still need to meet wind-borne debris requirements. Products need Florida Product Approval, and we list the number for each one.
  • Condo milestone inspectionsUnder state law, condo and co-op buildings three stories or taller generally need a milestone structural inspection at 30 years and every 10 years after. If your association's report calls for repairs, we can bid the work.

West Palm Beach Questions

Still have a question? Call (786) 881-3081 or email sales@avraxdevelopments.com — se habla español. We answer Mon–Fri 8am–5pm and Sat 9am–3pm.

My house is in a historic district. Can I replace the windows?

Often, yes. Exterior changes in a West Palm Beach historic district are reviewed by city staff or the Historic Preservation Board, generally before the permit. We help pick windows that fit the house and meet the wind code, and we prepare the review submittal.

Is my home in the city or the county?

It depends on the address. Areas like Westgate and Belvedere Homes are unincorporated, so Palm Beach County handles those permits. We check your property's PCN and file with the right office.
